Matrix Park forms part of the visionary Buckshaw Village project, one of the largest and most ambitious mixed use developments to be undertaken in the North West, indeed in the UK, for many years.

Matrix Park comprised the first phase of commercial development at Buckshaw Village and extended to some 80 acres of fully masterplanned development land.

Its success since 2003 has been nothing short of phenomenal.

Of the 1.4 million sq ft with planning consent, over 60 acres at Matrix Park has already been committed for over 1 million sq ft of new industrial and office accommodation.

Companies such as Aldi, Barclay & Mathieson, GR & MM Blackledge, Vernon Carus, Inkjet, Stokers Furniture, DHM, Exact Abacus, Lea Hough, JRB Environmental, Lancashire Digital, Speed Medical, NSG Environmental, AK Stainless, Design and Technical Services, Bob Elliot and Co, Direct Heating Supplies and indeed Redrow themselves have all identified the considerable benefits that Matrix Park has to offer.

Double Delight as Two Enter Matrix

The Matrix Park success story is continuing to defy the property slump with two new occupiers signing up to the Chorley scheme.

An undisclosed pension fund has acquired Dawson House, an 825 sq m (8,880 sq ft) Grade A office facility, in a private deal. As yet the new occupier has not been confirmed, although rumours are circulating that the UK’s leading business telecoms provider, plc will be opening a new head office at the building situated at the gateway to Matrix Park. .

Just one purpose built 230 sq m (2,430 sq ft) office facility remains on plot 1200, however, five acres across plots 1400 and 1500 are available for development. Planning has been obtained for a 4,075 sq m (43,863 sq ft) landmark office building on plot 1500 which lies at the junction of Dawson Road and Wigan Road.

In a further deal, the final unit at Binary Court - Matrix Park’s industrial and distribution scheme - has been purchased by NIS Holdings. The 718 sq m (7,729 sq ft) unit has been snapped up as part of the company's expansion programme which already operates from unit B. Other occupiers on the phase include Bicycle components wholesaler, Bob Elliott & Co, Direct Heating Spares Ltd, PM Autobody, I-Care UK, AK Stainless, Direct Displays and Exhibitions Ltd and Craig Specialist Services Ltd.

New Office Opportunity at Matrix Park

Dawson House, a 825 sq m (8,880 sq ft NIA) office building has completed at Matrix Park in Chorley.

Offering Grade A accommodation, the two storey building is ideal for a head quarters or other mid size requirements. Alternatively, it can be split into four individual office suites, each comprising 206 sq m (2,220 sq ft). Both options are available on a leasehold or freehold basis.

Speaking of the building, Adrian Lewis, Redrow’s northern region development director, said: “Dawson House is a quality office building with a first class specification in a high profile position at the gateway to Matrix Park. It is only one mile from junction 28 of the M6 and two miles from junction 8 of the M61, so obviously benefits from good access to the motorway network. The Park itself is set within a landscaped environment and a variety of nearby amenities are proving to be a big attraction with the existing occupiers. With the success we have achieved at Matrix Park to date, I expect the building will be the focus of a lot of attention from businesses looking for good quality premises in a strategic location.”
